We had a 99 year lease on the land for our house in Newport Beach (Corona del Mar actually) back in the 60's.  We owned the house but the good ole Irvine Ranch Company retained ownership of the land.  It was to protect the ownership of the house and keep it salable in the future.  Going forward, the land was eventually sold or turned over to the homeowners and the IRC was no longer involved.  Not only did we have the lease but we also formally homesteaded the house for even further protection from having the land sold out from under us.
