Obviously, it would depend on the assessed value of the property but are you sure they pay $20K a month in property tax in Coastal NJ?  $240K a year in property tax alone?  

Essex County property owners were saddled with the highest (annual) taxes, at an average of $11,550, followed by Bergen County at $11,311 and Union County at $10,821.

Massachusetts has lower property tax rates than NJ, apparently the average yearly amount is less than $3K on Nantucket where the average home value is $2.3M.

As the crow flies, this one is about 1200 miles (give or take a hundred miles) from either ocean and over 200 miles to the Gulf of Mexico.  Hell, it's not even lake or riverfront (although it is a lovely old neighbourhood).

Our property tax here isn't even 2k per year.

Well, here in Texas, it's not the infrastructure that gets the funds, but tax cuts to businesses, so the average citizen bears the brunt of supporting the fiscal status quo. It's really fun when they turn public roads into toll roads, so even when you pay taxes that go toward road maintenance (vehicle registration and the like), you have to pay further to get almost anywhere.

Great! We are teaching ourselves through doing, it is a lot of work and money, but well worth it.

The house I want today would be a sustainable teaching farm raising, in addition to food, medicinal herbs for wholesale and retail use.  Would like to house workshop attendees and boarding students as well as staff.  Would teach organic sustainable community farming techniques; herbal medicine harvest, use and storage; art with nature, meditation, cooking and healthy living.

But we are now learning that if you continue to vote for things (50 billion dollar trains, high school campuses with stadiums, more government services to provide more free stuff), then the only way to pay for it is ever rising taxes.  No one is happy about high property taxes, or thousand dollar car registration fees, but they keep voting for more free stuff, and people keep moving here so I bet it will continue.

Well, yeah. It's a million dollar house. And that's what living in a state with regressive taxation gets you - no income tax (a tax based on your actual income), but increasing property taxes (something over which you have NO control and often forces people to sell homes that they could afford when originally purchased, but no longer can). Yes, that's part of the Texas Miracle!
